Broadend Road

This was the first ever property we purchased at auction! We completed on the sale in December 2018 for £104,000. It was in a bad way it had been empty for quite some time and had also had squatters living in there too. We decided to wait before starting the works as the property can’t be sold within 6 months. With hindsight the project took much longer than anticipated due to a delay with the utilities. We didn’t market the property until late Summer and with there being so much uncertainty due to Brexit, a failed sale and then Christmas it took us until January 2020 to complete the sale of this one.

We learnt so much on this project and can take all this knowledge onto the next one.

 

So this is what we bought….

With lots of vision and determination we turned this into a modern home for someone to live in.

We came across this one from the empty homes office at the local council. She had passed our details on to a lady that had owned this for over 10 years. It was her mother property and she seemed quite attached to it.

We negotiated a price for the property and agreed on £131,000. We purchased this in January 2022. We learnt from the last one that the refurb can take some time and we allowed some time for it to sell as well.

We took out a wall between the kitchen and dining room to make a lovely open plan kitchen diner. We then stripped it all back and gave the whole house a modern feel to it. The windows were in good condition so to update them we sprayed them grey. We also took down the old conservatory and it was rotten.

The outside is where a lot of costs were due to it being very over grown. We also did not realise that the two sheds were full of stuff one of old furniture and the other one all tins of food.

We sold this one within a year in December 2022
